Building Information Modeling (BIM)

Building Information Modeling (BIM) has transformed design and construction in architecture and engineering. BIM incorporates digital modeling as a process in the design and construction of buildings. Precise visual information provided by BIM aids coordination of all collaborators of the architecture, engineering and construction (AEC) team. Improved coordination among the disciplines expedites all levels of project development, promotes higher quality work, lowers cost, is environmentally sustainable, and eliminates clash potential between the AEC team and MEP services.

Real Earth Models utilizes BIM tools to generate 3D models that accurately detail and document the exterior structure together with the interior space. In our 3D BIM modeling services, we utilize several BIM software platforms, such as Revit and NavisWorks. When project challenges exceed conventional BIM tools, REM’s proprietary technique and software can deliver the missing visualization data needed to resolve problems. Our precision in implementing 3D BIM modeling optimizes workflow and efficiency, reduces job site visits, speeds project completion and reduces cost.

The extraordinary accuracy and detailed information provided by our uniquely processed 3D models exceeds the visual information accuracy of most other companies utilizing BIM methods. Our team’s extensive training and experience in laser scanning, combined with our proprietary 3D modeling technology, is the foundation for superior accuracy in 3D modeling for which REM is known. We take pride in tailoring our 3D BIM services to meet each client’s need. REM’s 3D models support the coordinated efforts of BIM in numerous ways:

  • Monitor for errors during building construction or renovation
  • Verify structural integrity and placement of MEP equipment in the as-built design, comply with safety, and cost / time constraints of planned renovation and expansion projects
  • Compare discrepancies between, “as-built” models, and “design” models
  • Clearly and accurately show the interaction of volumes
  • Illustrate the blending of interior space with exterior structure from various angles
  • Highlight evidence of structural fatigue not visible to the eye
  • Provide a useful explanation for complex design challenges to architects and engineers
  • Communicate building design layout
  • Document a building’s structural components and their interaction with MEP elements
  • Provide a visual exhibit of a proposed design for non-industry audiences

Historical Preservation

The technologies of 3D laser scanning and Building Information Modeling (BIM) lend particular significance to the art and science of historical preservation. BIM and 3D architectural modeling are also a very practical means of preserving the architecturally extraordinary buildings of our cultural heritage. At REM, we employ these and other 3D visualization technologies to help ensure protection and continued enjoyment of national monuments and early architectural treasures of the built environment.

Historical renovation / preservation projects can present unique challenges. For example, accuracy in documentation is essential. All parts of the building, interior and exterior, must co-relate to ensure design accuracy. Companies that use conventional 3D modeling methods often create images that are not precisely coordinated within the project, resulting in costly inaccuracies. REM understands how to use as-built documentation, and how to accurately integrate as-designed information. The REM team uses cutting edge lasers and the latest BIM technology including software platforms such as Revit. Where conventional BIM methods are insufficient, we also use our proprietary 3D PhotoReal™ modeling technology to further ensure accuracy and integrity of design in the renovated structure.

Historical preservation ensures future protection for our cultural heritage. Severe storms, fire, terrorism, even everyday human activities may damage irreplaceable historical sites. Americans experienced a great loss when recent storms largely destroyed historic buildings in towns across the United States. The Pentagon Building in Washington, D.C. was a recent target of destruction by terrorists. The pressures of increasing development also may require that historic sites be moved. Rebuilding, relocating, or repairing historic sites to maintain their original integrity can be costly and difficult. Any alterations made to the structure or appearance during reconstruction could ruin the true meaning and purpose of those historical sites. Preservation of architectural treasures is easily achieved through 3D PhotoReal™ modeling technology.

REM is an established leader in the 3D modeling technology that ensures accurate renovation and preservation of historic buildings. Authentic replicas of structures that highlight early architectural and engineering accomplishments are preserved in 3D PhotoReal™ Models. These 3D Models aid in reconstruction or replacement if the original structure is destroyed by the elements, time, or terrorism. Preserving historical architecture respects future generations. Photographs alone are inadequate to convey a rich architectural heritage. REM’s 3D PhotoReal™ modeling technology forever preserves cherished historical structures.

Tunnels and Bridges

Real Earth Models’ enhanced visualization technology has served numerous projects in the transportation industry. Our 3D PhotoReal™ Models enhance transportation safety with vivid representations detailing structural integrity of “before and after” conditions that monitor changes over time. Changes in a bridge can indicate problems in the foundation or support structure. The finely detailed information derived from a PhotoReal™ Model is vital for monitoring structural integrity and to avoid gradual or catastrophic failure.

Tunnel and bridge deformation can be readily detected at an early stage, long before other engineering methods are capable of detecting the same problem. Our PhotoReal™ Models distinctly show structural changes in architecture due to material breakdown, for example, rust stains and cracks around bolts can be easily detected. Additionally, when part of a bridge structure is damaged by a car or boat accident, the degree of deformation must be evaluated before repair. The conventional method of measurement is time consuming and costly. Precise 3D PhotoReal™ modeling, before and after an accident, provides the necessary measurements almost immediately.

Subway transportation systems also benefit from application of GIS, combined with PhotoReal™ technology, for planning and construction of urban underground railways, as well as for monitoring these underground structures for signs of failure or wear. Real Earth Models’ 3D modeling technology provides the visual technical support to assist in design development, decision-making and in all aspects of safety management.

The importance of establishing a 3D modeling database for bridges in every city is clear. This database can support both rapid and efficient repairs and a safe maintenance regimen. REM’s PhotoReal™ Models distinctly reveal an accurate image, complete with small or subtle details such as a weakened bolt or a crack that is invisible in most other imaging methods.
